An O!Bank mortgage can be used to purchase an apartment or a house; build a home from scratch; complete the construction of a residential property; finance major home renovations; or purchase a land plot for residential construction. Applications are accepted from nationals of the Kyrgyz Republic as well as foreign residents. Eligible applicants include salaried employees with documented income, individual entrepreneurs, and customers who can provide suitable collateral. The minimum down payment is 20% of the property value. If you do not have sufficient own funds, the Bank may consider your application if additional collateral is provided.

The bank takes into account only verified income: official salary, regular incoming payments shown on a bank statement, income from individual entrepreneurial activity, pension payments, and verified additional income (for example, rental income confirmed by an agreement or bank statement).
Unverified income is not taken into account when calculating the loan amount.

Yes. To have the spouse’s income taken into account, the spouse acts as a guarantor for the loan. The bank obtains the spouse’s consent to act as a guarantor and also checks the spouse’s credit history.
No. The property being purchased and the property provided as collateral must have documents confirming ownership and state registration of ownership.
Unauthorized structures, unregistered real estate, and properties without confirmed ownership rights are generally not accepted as collateral.
The bank makes the final decision regarding the property.
Mortgages for individuals are issued only in Kyrgyz soms. Loans for purchasing real property in foreign currency are not issued in accordance with the Law of the Kyrgyz Republic “On Consumer Loans” No. 237 dated October 28, 2025, and the requirements of the National Bank of the Kyrgyz Republic.
The bank independently appraises the property for each application. There is no need to hire or pay for an independent appraiser separately. For properties valued at up to 4,250,000 soms, the appraisal is carried out by a branch employee. For properties valued above 4,250,000 soms, the appraisal is carried out by an employee of the bank’s specialized department.
It depends on the loan amount:
In Kyrgyzstan, mandatory housing insurance against fire and natural disasters is in effect. It is arranged when ownership of the property is registered. If you do not have such insurance, it will be arranged when the mortgage is registered.
Yes. You can repay the mortgage in full or in part ahead of schedule without a fee. A fee may only be charged for certain changes to the loan terms, such as changing the payment date or repayment method, in accordance with the bank’s current fee schedule.
You can live in the mortgaged property. However, until the loan is fully repaid, transactions involving the property (sale, gift, remodeling, and in some cases, renting it out) and removal of the encumbrance require the bank’s consent. Specific restrictions are set out in the agreement.
